This Purbeck Stone built character house located in a semi-elevated position, a few minutes walk from the town is full of charm, retaining many original features such as wooden beams, flagstone floor and stone wall features. Originally believed to have been the stone sorting house for the quarry at Hoburne Park, we are told that in here the stonemasons would cut the stone accordingly to keep and take home as payment.
Ground Floor - Stone steps lead up to the Front Door which opens directly into the spacious yet cosy Sitting Room, an enchanting space with painted exposed stone wall, ceiling beams, floor to ceiling Purbeck Stone fireplace raised level open fire and exposed wooden flooring. Two windows bring natural light to whole room and provide low level window seating or storage shelves. Two steps up gives access to the Stairs, Dining Room and Kitchen. The Dining Room is a lovely light room with original flagstone floor, exposed Purbeck Stone feature fireplace, painted stone walls, exposed ceiling beams and plenty of space for a large dining table and chairs. The ceiling in here is higher and shallow steps lead up through the double opening window to give access to a raised stone patio. The Kitchen is a galley style space, cleverly designed to maximise storage and workspace and incorporating an integrated oven and hob, Belfast sink, wooden worktops, space for fridge/freezer, painted stone walls and charming windows looking out over both the front and rear gardens.
First Floor – Stairs lead straight up from the ground floor, giving access to three bedrooms and family bathroom. Bedroom 1 located to the front of the house is a light spacious double room with lower ceiling, containing a wash basin with tiled splash back and shaving mirror above and provides plenty of space for bedroom furniture. Bedroom 2 to the rear of the first floor, is a bright double room with laminate flooring, slatted wood panelled wall, and a wash basin. A path leads from the arched gate to the back door and further around to the rear garden. The side garden is enclosed by walls and the house, mainly shingle and stone with self seeded plants naturalizing most of the courtyard. The south facing rear Garden is gently terraced with stone retaining walls, steps, lawn and established planting providing an appealing cottage garden feel. A stone terrace, accessed from the Dining Room, presents a sunny sheltered spot for al fresco dining or just to sit and relax.
