A 4 double bedroom family home. Sat on probably the largest plot in Talbot Village, its wide plot frontage makes it also amongst the most attractive. There is a lovely sun all day back garden with lawn, decking and patio. In addition to a separate garage, the drive also has space for 3 cars.
Parking is key here because of the road restrictions, which makes the whole area peaceful.
The existing tenants have lived here for 4 years and are now moving in to their own home.
It used to be the owners own home and they are looking for long term tenants who will care for the property as their own.
The wide frontage to the plot has a lawn with shrubs and a feature tree, and the drive is block paved with a feature shingle area. Access to the house is via the back gate next to the garage then in through the back to into the utility room. The front door has a covered porch into the hall which has laminate flooring. As well as the property length living room/dining area, there are 2 other reception rooms which gives you good flexibility: a breakfast room, a separate dining room, an office and a children’s lounge. In addition the fitted kitchen has a separate utility room.
You will see that the majority of windows have leaded light effect styling which enhances the feel of the property.
For storage in the property there is a garden shed, the eaves of the garage, a large under stairs cloakroom cupboard and a part boarded loft with a loft ladder.
Upstairs there are 4 double bedrooms, one ensuite, a family shower room and an airing cupboard.

It is a very family friendly area: the doctors surgery is close by in Gillett Road, where there is also a pharmacy, and the Village Dental Practice. The convenience store is also there for that forgotten pint of milk (Sainsburys supermarket is closest for a big shop). There is also a brand new coffee shop with adjoining pizza house.
There is also a Talbot Village Residents Association. Nearby supermarkets are Sainsburys on Alder Hills and Waitrose in Winton high street. Travel/commuting options from Talbot Village are excellent with just a mile and a half to the to the Spur Road where it is at least dual carriageway to the New Forest, Southampton and the UK Motorway Network. It is 2 miles to Bournemouth Railway Station with direct routes to London and Manchester. And on the outskirts is Bournemouth International Airport, which is the fastest growing in the UK.
The schools locally are excellent. At primary level there is Talbot Primary School (Ofsted excellent) and St Marks Church (Ofsted rated good). At secondary level Glenmoor Academy (again Ofsted rated good) is close by and there is easy access to the 2 Bournemouth grammar schools. To teach the children how to ride their bikes and to take the dog for a walk, Redhill Park and Slades Farm are close by. There is a pathway from nearly Isaacs Close which takes you straight onto Talbot Heat nature reserve.
You can walk to Meyrick Park and then through the park to Bournemouth town centre and the 7 miles of award winning beaches, where you can stroll along the beach or the prom all the way to Sandbanks and Poole Harbour, which is the 2nd largest natural Harbour in the world, and haven to boats of all sizes. You can watch the spectacular sights of the windsurfers and kitesurfers in action in this UK hub for the sports. There are 2 excellent golf courses locally. The area has a keen cycling and walking community with the Purbeck Hills and Dorset's Jurassic Coast key destinations. In Bournemouth, you will find a wide range of eateries and shops. It is a renowned entertainment centre with the Pavilion Theatre and the BIC. Mailing lists for upcoming shows and bands are a must.
At the close by Bournemouth University and Arts uni, they have a gym, cafes and a cashpoint all available to Talbot Village residents.
And the area has become a significant employer in the South. The headquarters of JP Morgan is less than a mail away and the headquarters of Vitality Insurance, The Nationwide, LV, Barclays International, The RNLI and Sunseeker Marine are all in the local area.
I asked the owners what they most liked living here and they said the quiet, the privacy of their garden, their good neighbours and the community feel to the area.
